According to UN Population Division forecasts, by 2030, each of the major developing world regions will have more urban than rural dwellers; by 2050, fully two-thirds of their population would likely live in urban settings. India is expected to overtake China as the world's most populated country by 2050. 1.69 billion people are expected to live there. Over 70 million new urban housing units will be required in India over the next 20 years. This tremendous urbanization has ramifications for the environment.
Environmental, economic, and social stability. Sustainable housing has been the new beat for the various real estate developers in India. These organizations are racing toward creating a residential, commercial, or large-scale architecture that enhances the living experience of people. In India, although there has been a huge focus at the center on providing affordable housing for economically challenged families via schemes such as Pradhan Mantri Awas Yojna (PMAY), there has been mostly an absence of an appearance of bringing decentralized energy-efficient technologies to the masses.
In its nascent stages, India has emerged as one of the leading countries when it comes to the implementation of Green Building projects. India ranks just behind the United States in terms of several green tech projects and built areas. With just 5 percent of buildings classified as green, the market for eco-friendly houses in India is at an embryonic stage right now. With the slowly growing need for green homes, particularly after the pandemic, the IGBC (Indian Green Building Council) estimates the potential market of technologies related to green homes and buildings to be worth $300Bn by 2025. India’s green buildings market is estimated to double by 2022 to 10 billion square feet, with an estimated USD 35-50 billion valuation. The SLHCs green homes campaign has the goal to make 20% of the new housing units eco-friendly by 2022.
Today’s home buyers are not just conscious of ecologically responsible and resource-efficient buildings but are looking for those features as well, because of the apparent benefits that they provide. This is possible because Environmentally Responsible and Resource-Efficient buildings are capable of producing their power, having better ways to capture water, and even increasing biodiversity. Environmentally-sustainable buildings also provide multiple economic benefits for different stakeholders in the property sector.
The Building Materials and Technology Promotion Council (BMTPC) works to design and implement an integrated, holistic approach to the promotion of environmentally sound and energy-efficient innovative construction materials and processes. The assessment framework, which is voluntary and consensus-based, was developed based on specific materials and technologies that are green homes currently available. The green housing community ranking is a set of guidelines for housing communities to adopt measures that reduce their use of natural resources.
To date, 50 Residential Societies, comprising about 20 million square feet, have adopted the Rating throughout India. The Residential Societies Green rating is intended to allow existing housing developments to adopt and track eco-friendly concepts, which will lead to several benefits for residents. The Green Residential Society rating is based on accepted principles of energy and environmentalism and strikes a balance between known well-established practices and emerging concepts. The overall goal of a Green Affordable Homes Rating is to provide high levels of sustainable living without/little extra costs for either developers or residents.
